Family-run company since 1946
The story of Adolf and Hans-Peter Unmüßig
In 1946, Adolf Unmüßig founded the company whose striking building projects would drive the reconstruction of Freiburg. His innovative solutions and precise craftsmanship set standards in construction, civil and bridge engineering. Adolf’s son Hans-Peter Unmüßig joined the executive board in 1976, bringing a fresh perspective to the company: his focus on real estate development and pioneering spirit were the driving force behind long-term growth. 1911-1949
The founder Adolf Unmüßig
Adolf Unmüßig grew up on a farm in Holzhausen near Freiburg. Down-to-earth, ambitious and with a real zest for life, aged 15 he embarked on a masonry apprenticeship at construction company Hopp & Hofmann. But he wanted more, and went on to complete a civil engineering degree in Karlsruhe in 1937. In the 1940s, he married Maria Heidiri and started a family. Four children, clear values, entrepreneurial spirit – the foundation for a future he intended to build on his own terms.
1946-1950
Reconstruction with foresight
In 1945, Freiburg lay in ruins – no housing, no infrastructure, no prospects. Uncompromising in his approach, Adolf Unmüßig decided that efficient construction would drive the reconstruction. As well as thousands of apartments for the people of Freiburg, he helped rebuild the university and won a major contract for the women’s hospital. The secret of his success? Smart planning and a feel for effective workflows.
The 1960s
Growth in the spirit of post-war modernism
As Germany’s economic miracle unfolded, UNMÜSSIG built an excellent reputation on a combination of visionary quality and the strong personality of the company’s founder. The face of Freiburg and its immediate surroundings was soon transformed by significant construction projects, including new urban quarters such as Freiburg Weingarten and Landwasser, which provided homes for many of the city’s residents.
The 1970s
Civil engineering and bridge construction on the road to success
Adolf Unmüßig continued to drive the expansion of his company during these decades, transforming UNMÜSSIG into one of the biggest players on the market. The company built commercial and special properties that defined the cityscape, among them the Volksbank Freiburg, the Ganter Brewery, C&A and the Schlossberg underground car park. It also set new standards with numerous bridge and tunnel constructions that connected the whole city.
1976
From university to the boardroom
Hans-Peter Unmüßig joined the company after graduating in business administration. Handing over the reins of management did not mark a turning point, but simply a dynamic transition to the next generation. Imbued with a real feel for business, he built on the company’s strong tradition and shaped its strategic alignment for the years ahead. Step by step, the business model was extended beyond conventional construction – with a clear eye on future growth opportunities.
1981
UNMÜSSIG launches turnkey construction
In the 1980s, the young Hans-Peter Unmüßig began the construction of turnkey residential, commercial and industrial properties. Aside from established civil engineering and bridge construction, this introduced a new business division that significantly improved the company’s vertical integration. From initial planning sketches to the handover of keys, the construction company – which at times numbered as many as 1,000 employees – now delivered all services from a single source.
1982
A major figure in Freiburg
Adolf Unmüßig was adept at solving complex construction problems, but not above rolling up his sleeves on the building site, either. A real doer, he had a sharp mind, a kind heart and felt at ease in almost any situation. Trust, competence and maintaining strong friendships were among the secrets to his success. “You’ll get far in life by doffing your hat,” Adolf Unmüßig would say. His family and the residents of Freiburg bade their last farewells to him in 1982 when he died at the age of 71.
The 1980s
UNMÜSSIG becomes a property developer
A difficult period for the construction sector meant it was time for a rethink. Hans-Peter Unmüßig recognised this and branched out into a new field: property development. He purchased a plot in Benzhausen near Freiburg and developed six terraced houses, outsourcing the actual construction work. The model proved successful and paved the way for numerous major projects. Built for the 1986 State Garden Show with 51,000 m² of living space, the Seepark recreational area in Freiburg was a genuine milestone.
1986
Success thanks to good friends – Thomas Halter
Behind every success there are people who pave the way with passion and foresight. Thomas Halter is one of them. For thirty years, UNMÜSSIG would have been unthinkable without him – as real estate developer, consultant and expert for contractual law. What began with a handshake became a real success story. Unfailingly loyal and unshakeable in his commitment, he moulded the company for decades with his entrepreneurial vision.
1987
The birth of real estate development
In the late 1980s, UNMÜSSIG developed the 7,500 m² commercial district centre in Zähringen. The project marked its first venture into real estate development: A thorough land consolidation process was followed by an architectural competition and a zoning plan procedure. Moreover, the company carried out its first bulk sale to an institutional investor (Victoria Insurance) in a structured deal that would today be referred to as forward funding.
1988
From apprentice to managing director
In a truly stellar career, Dennis Bihler has been a driving force behind UNMÜSSIG for over 35 years. Having joined the company as a young commercial apprentice, he gradually worked his way up to become Financial Director. His expertise and persuasiveness in dealings with banks and investors are key factors in UNMÜSSIG’s success. Our trusting and loyal relationship with him has been and remains of inestimable value.
The 1990s
A decade of transformation
The 1990s brought resounding successes and fresh challenges for UNMÜSSIG. The market underwent noticeable changes, even as pioneering projects emerged in Freiburg and Karlsruhe, including the Löwenbräu site, which took almost a decade to complete. For political reasons, capital was increasingly poured into former East Germany, while the granular general contractor market entered a phase of consolidation. UNMÜSSIG responded with its usual foresight and turned its focus to real estate development.
The 2000s
UNMÜSSIG as a real estate developer
The company switches its focus to increasingly complex, inner city projects. UNMÜSSIG designs, obtains planning permission, leases and develops properties across virtually all asset classes. Institutional investors such as insurance companies, pension funds and investment funds rely on the company’s expertise. This decade sees the completion of visionary projects such as Wentzinger Hof, the Solar Campus and the Atrium on Augustinerplatz – all of them milestones for a new era.
2011
Quartier Unterlinden – a shared milestone
UNMÜSSIG takes the next step in urban development and transforms the historic BaKoLa site into a modern urban ensemble – a prime example of successful city centre development and transformation. Today, Quartier Unterlinden comprises around 22,000 m² of office, retail and hospitality space and is a milestone for UNMÜSSIG and Sparkasse Freiburg, who is both investor in the urban quarter and uses office space there.
From 2015
Westarkaden® Urban centres for Freiburg and Heidelberg
A genuine brand: With Westarkaden®, UNMÜSSIG develops modern neighbourhood centres in Freiburg and Heidelberg that bring together housing, work and retail. The urban quarters – also known as “cities within the city” – include more than 300 housing units along with spacious areas for retail and hospitality. Intrinsically diversified, these major projects become a popular asset class for institutional investors.
Since 2020
The third generation
Maximilian Unmüßig joined the company as a director in 2020, having previously held senior positions with internationally prestigious private equity funds. His remit is to drive the Group’s professionalisation and continuous development. In 2025, Maximilian founded UMX Investment Partners as an independent brand aimed at diversifying and growing the UNMÜSSIG Group’s investment strategy. His focus is on the development of new business areas and real estate markets.
