Landwasser centre opens its doors

Freiburg. The Landwasser urban quarter centre will be officially opened next week, just under eighteen months after the topping-out ceremony. UNMÜSSIG invested around €175 million in the project. It was and remains the largest single construction investment in the city’s history.
The Landwasser urban quarter centre was always a labour of love for real estate developer Hans-Peter Unmüßig. His father had constructed a shopping centre there in the 1970s, which changed hands a number of times and gradually fell into disrepair. UNMÜSSIG Bauträgergesellschaft Baden bought it back from TAG Immobilien in 2016. Following demolition, work on the new build began in late 2021.
A similar residential and local shopping quarter with a total rental area of 28,600 m² was completed on Auwaldstraße 90 in a collaboration with WWA Architekten, MDBM Baumanagement as technical project controller and Ed. Züblin as general contractor. The retail space is spread over 7,100 m², with Rewe, Lidl and dm as anchor tenants. Joining them are the gym operator Fitnesslift with 1,520 m², 630 m² for hospitality, and services on an area of 2,600 m². 150 apartments complete the mixed-use complex. Integrated within a mobility concept, the complex includes an underground car park with 253 parking spaces and electric charging stations, three car-sharing vehicles and 450 bicycle parking spaces.<ü> The lion’s share of commercial tenants, a doctor’s surgery and the Landwasser neighbourhood office have already moved in. Advita is currently marketing its daycare facility, 22 shared assisted living homes and 39 serviced apartments under the Zusammen Zuhause (Together at Home) brand and is expected to open in the fourth quarter. Retailers KiK and Ernsting’s Family will also follow, along with another restaurant on Platz der Begegnung, a public space designed by the city. The first tenants moved into the apartments – ranging from studios to three-bedroom units with between 47 m² and 140 m² – at the start of the month. Müller Merkle Immobilien is in charge of marketing the vacant units.
