UNMÜSSIG plans 12,000 m² commercial complex in Ludwigshafen

Real estate developer and investor UNMÜSSIG intends to invest €70 million in a commercial and office complex on Berliner Platz in Ludwigshafen, according to a media report. The site of the Metropol high-rise project, which failed years ago, is earmarked for the venture.
There has been a gaping hole on Berliner Platz in Ludwigshafen for years now. Formerly a department store, the site has remained dormant for some time following the collapse of Timon Bauregie’s plans for a high-rise project named Metropol. But investor Hans-Peter Unmüßig has now presented plans for its development, reports daily newspaper Die Rheinpfalz.
Architect Max Dudler’s design envisages three wings with five, six and seven storeys enclosing a central courtyard. According to Die Rheinpfalz, Freiburg-based project developer and investor UNMÜSSIG plans to put €70 million into the office and commercial complex. Construction is scheduled to take five years.
Named Palatineo, the project will create around 12,000 m² of usable floor space. The ground floor will largely house hospitality and retail outlets. There are plans for a supermarket beneath the inner courtyard.
UNMÜSSIG had already acquired the former Postbank building on Ernst-Boehe-Straße 15, southwest of the city centre, in 2017. The city administration has taken out a 20-year lease on 16,000 m² of office space there and plans to move there in 2027 once the extensive renovation is complete. Dating back to the 1970s, the former town hall in the city centre is currently being demolished.
