Degerloch Office Center

Less nine-to-five more flexibility

The project

Spread across two buildings with a total lettable area of 45,000 m², the DOC represents a contemporary office campus in Stuttgart Degerloch. Its prominent location offers excellent transport connectivity, while a diverse programme of uses – including office space, fitness facilities and gastronomy – creates a functional and vibrant working environment. An intelligent parking system complements the concept and supports efficient site operation.

For reliable and resource-efficient energy supply, the development combines heat pumps, a combined heat and power unit (CHP) and a gas peak-load boiler – a system that provides heating and cooling in an environmentally responsible manner. The offering is rounded off by the representative lobby area of the multi-tenant building DOC-I, where small-scale service units create additional value for tenants and visitors."

Space for ambition – diversity in one place

At the DOC Stuttgart Degerloch, a working environment is emerging that brings together entrepreneurial diversity. Well-known tenants such as Lenovo, Vonovia, Grant Thornton, Ansbach and Auxilium have chosen the campus for its flexible floor layouts, reliable infrastructure and high-quality services. The campus creates a sense of identity – for companies that seek not only to occupy space, but to shape it.

Progress at scale – sustainability with system

The DOC is more than a workplace: with a large-scale photovoltaic system, regenerative energy sources and well-considered mobility solutions, the campus meets key ESG criteria. Here, energy efficiency aligns with urban responsibility – creating a development that understands ecological and economic sustainability as a unified concept and actively contributes to the city’s transformation.
