The project
The Green City Tower forms the new gateway to the Güterbahnhof district and, with a height of 52 metres, serves as the unmistakable landmark on the centrally located quarter square. The newly created TOWER accommodates 54 high-quality rental apartments and 54 boarding apartments operated under the Black F brand across 16 storeys. The ground floor also contains two restaurants, offering a range of cuisine from traditional to contemporary.
The project comprises a total of around 16,500 m² of lettable area. In addition to the TOWER, the GREEN CITY OFFICES were developed with approx. 8,150 m² of lettable space – a modern New Work concept that meets the highest requirements of tomorrow’s working environments in terms of openness, agility, connectivity and sustainability.
The ensemble is embedded within a comprehensive ecological greening strategy. This includes extensively and intensively greened roof gardens and landscaped areas, as well as Germany’s largest vertical vegetation façade. On approx. 4,300 m² of façade surface, more than 50,000 evergreen plants – including lavender, rosemary, forest ferns and sage – are planted. This green oasis has a CO₂-binding capacity of around 35 to 40 tonnes per year.
A benchmark for sustainability – certified BREEAM “Excellent”
The Green City Tower sets new standards: with its “Excellent” rating, the project achieves the highest BREEAM score for residential real estate in the DACH region to date. The ensemble combines forward-looking architecture with consistent sustainability – exemplified by Germany’s largest vertical vegetation façade: 50,000 plants across 4,300 m² bind up to 40 tonnes of CO₂ per year. Intensively greened roof gardens, renewable energy systems and an intelligent spatial concept create a microcosm for people, climate and biodiversity – in the midst of urban density.

The Green City Tower forms the new entrance to the Güterbahnhof district – a residential setting for people who value what matters. Across 16 storeys, 54 rental apartments and 54 boarding apartments are created, embedded in an architectural concept that combines generosity with function. Panoramic views towards the Black Forest, high-quality materials, open floor layouts and a shared rooftop garden create new spaces for interaction. Two restaurants on the ground floor and comprehensive service offerings complete the urban living experience at the heart of the quarter.
